Designed by renowned architect Oliver Messel, this distinguished great house is steeped in history and was formerly the residence of the American Ambassador. Today, it offers an elegant private retreat combining traditional Barbadian architecture, gracious interiors and an enviable setting just moments from the beach.
From the moment you arrive, Leamington House evokes a wonderful sense of old-world Caribbean charm. The spacious reception and living areas open onto a beautiful covered terrace overlooking the swimming pool and lush tropical gardens. Comfortable lounge seating and an inviting outdoor dining area create an idyllic setting for leisurely breakfasts, afternoon refreshments and relaxed dinners beneath the stars.
Surrounded by mature greenery and enclosed within a private walled garden, the pool terrace offers a peaceful and secluded place to unwind. Sun loungers are positioned beside the generous swimming pool, while a gate at the end of the garden provides direct access to the soft white sands and sparkling waters of the Caribbean Sea.
Inside, the villa’s generous proportions and traditional design create an atmosphere that feels both elegant and welcoming. A separate television room provides a comfortable space for quiet evenings, and Wi-Fi is available throughout the property.
Leamington House accommodates guests across five beautifully appointed bedrooms. Four air-conditioned bedrooms are located on the first floor, each furnished with a double bed and featuring its own private bathroom. A fifth bedroom and bathroom are situated on the ground floor, offering convenient accommodation for guests who prefer to avoid stairs.

Booking Terms:
Reservation deposit is 30%. Full balance is due 90 days prior to arrival.
Christmas/New Year Booking Condition: 50% deposit required. Balance due by September 1st.
Cancellation Policy: For cancellation greater than 60 days, 30% of the gross rental rate is forfeited. Cancellation made 60 days or less prior to arrival, 100% of the gross rental rate is forfeited.
*Please note Christmas and New Year bookings are nonrefundable.
